"A recent Tennessee Housing Development Agency (THDA) news release features Michele Ballard in its discussion of the newest tool in the state’s foreclosure prevention initiative. The release discusses the new THDA "Great Save" refinancing product that allows homeowners to refinance adjustable rate mortgages (ARM), within certain guidelines, to a fixed rate. According to guidelines from Congress, the household must be facing a "financial hardship" to be eligible. These hardships can include a pre-payment penalty of $1,000, an involuntary reduction of household income of at least 5%, or the lifetime capped interest rate of the ARM be more than 2% more than the THDA’s Great Save rate. The article goes on to tell how the product was just what one of Michele’s customers needed to be able to stay in their home. Ballard states, "We learned about the Great Save mortgage when it was in the draft stage at THDA. We were ready to seek out potential borrowers as soon as THDA’s board approved the details." Now, Ballard is ready to "save" any of her customers who might need saving."
